Home to the Manhattan Beach Open Volleyball Tournament and the International Surf Festival, Manhattan Beach is far from the sleepy seaside town it started off as in the early 1900s. This community boasts several parks, top-rated schools, 5-star dining experiences, and yes, some of the most sought-after beach views in California. With a 2.1 mile-long stretch of sand, there really is a special spot for your next coastal-inspired picnic.

Hill Section

The Hill Section is well known for having sweeping views at high points, wide streets, and large lots.

Sand Section

Imagine living your everyday life in your vacation house. The Sand Section is that place! This picturesque stretch is just a sidewalk and a bit of sand away from the cooling waves of the Pacific Ocean. It is made up of several neighborhoods with three distinct pockets:

The Strand: Living on the world-famous Strand in Manhattan Beach is like having VIP seats to the Pacific Ocean. The Strand is the street closest to the water and also is what people call the oceanfront area comprised of the bike path, sidewalk, and front row of houses.

El Porto: The ultimate experience in beach and surf lifestyle. Home to many surfers and beach-lovers, El Porto (also referred to as North Manhattan) borders a protected state beach that boasts some of the most talked-about waves in the South Bay. This area is in the process of having the power lines underground which will give its residents and visitors a less obstructed view.

Downtown Manhattan Beach: The bustling, laid-back section of Manhattan Beach is a popular destination that exhibits energy and spirit—it feels like the heartbeat of this city. Close to many restaurants and shopping, it offers a one-of-a-kind experience with each visit.

Tree Section

The Tree Section is made up of quaint neighborhoods, each with a classic small-town feel. The streets are tree-lined and the homes (mostly single-family homes) have bright yards to soak in the sun without going to the sand. A few streets have sidewalks.

Martyrs

Martyrs, named because of the iconic American Martyrs Catholic Church that anchors the neighborhood, is what locals call the southern part of the Tree Section. This area is closest to downtown Manhattan Beach. Here the homes and lots are often on the larger end of the area’s offerings and priced accordingly. In a sub-section of this area of the Tree Section, the 30 x 90 (Sand Section sized lots) have higher height limits allowing for views of the Pacific Ocean.

Gas Light Streets

The Gas Light District encompasses a small collection of streets within the Tree Section. It gets its name from the original gaslights themselves that are placed within the neighborhood. The feel of these classic lamps gives the community its own vibe, combining newer construction homes with original single-level beach homes in one micro-neighborhood.

East Manhattan Beach

East Manhattan Beach makes up a popular area for living, working, and playing due to the larger home sizes and lots. This prime, beach area market includes mostly single-family residences, sone on hills, some with beach views, all are located within three distinct areas

Manhattan Village

Homes in this hilly area tend to have more sq ft of living space than neighboring areas on larger lots (avg 50 x 100) as well, this provides quieter homes that are further off the street and more open space surrounding them. Families in the area enjoy multiple parks.

Liberty Village

Like many areas of Manhattan Beach, Liberty Village residents enjoy a high walk score that allows them to venture to enjoy the local dining + shopping offerings, playgrounds, and breezy trails. Most homes are owner-occupied giving it an extra friendly vibe.

Mira Costa

Named after the award-winning high school it is centered around, this highly walkable area is lively and has a bright feel. Lots tend to be 50 x 150, with varying styles of architectural details along its streets. Many homes have calming views of the ocean, Hollywood Hills, and mountains in the distance.
